When will the final phase of El Prado Verde be complete?
The final phase has been completed! Currently all of the homes have been sold, however please contact us to find out if any of our El Prado Verde homes have come back on the market and also to learn about future projects.
On how much land is the community being built?
Approximately 33 acres
How big is the recreational area?
There are two: a play area for small children of 1,010.3 sq. m. or 10,874.9 sq. ft. and a larger area, which includes a football field, of 4,678.4 sq. m. or 1.2 acres.
Will I be able to expand and/or modify my unit?
Yes you will be able to expand and/or modify your unit. All changes however must be made to the rear and/or side of the premises only. Your ability to expand will also depend on your lot size based on the boundary requirements of the St. Catherine Parish Council.
Will I be able to build upstairs?
El Prado Verde is designed for persons wishing to live in a single-story community, therefore you will not be permitted to build upstairs.
Can I modify my unit to create a second covered carport?
Yes, depending on your lot size based on the boundary requirements of the St. Catherine Parish Council. Please note too that no modifications are permitted to the front of the premises in order to preserve the property value and aesthetic appeal of the community.
Can I have both the den and carport?
Yes, depending on your lot size based on the boundary requirements of the St. Catherine Parish Council.
Will I be able to change the exterior colour of my unit?
In order to preserve your property value and the aesthetic appeal of the community, the color scheme cannot be changed.
Can I fence-in my front yard?
Fences are not permitted in the front yard as this would destroy the deliberate design to create a community with an atmosphere of extensive green spaces. Residents will however be able to enjoy the privacy of their homes since we will be fencing the sides and back of each lot.
How will the common areas be maintained?
Initially by the developer, Merit, and later by a board of the Home Owners' Association that is being established.
Will there be any maintenance charges, and if so, how much, and who will manage the funds collected?
There will be a charge for maintenance of the common areas and this will ultimately be managed by the board of the Home Owners' Association. Projections for maintenance charges are not yet finalized; they will be made available as soon as they are ready.
Will I be refunded my down payment if I change my mind?
Yes, you will be refunded your down payment as soon as a new purchaser is identified, minus the related administrative costs.
Can I have the title for my home as soon as I pay the full purchase price and the transfer is completed?
Yes certificates of title will be available.
How soon can I take possession of my home?
On completion of the sale, according to the terms and conditions of the sale agreement
